Despite numerous invitations from her estranged husband, Mauricio Umansky, Kyle Richards has not yet visited him at his new condo. During an aftershow on Tuesday, the “Real Housewives of Beverly Hills” star mentioned, “I have yet to go to his place. He’s invited me a number of times, actually. It just hasn’t worked out yet.”
Richards, 55, previously revealed on the Bravo reality series that Umansky, 54, had moved out of their shared home in Beverly Hills, California, and signed a six-month lease for his new place amid their separation.

She explained that her absence from his condo was due to her being out of town, having other commitments, or celebrating family holidays at their marital home, where she continues to live. “The Jewish holidays just passed, and he said, ‘Can you come over and we’ll do the holidays at my house?’ I was like, ‘I have more space here. You’re gonna have to rent tables.’ So I’ve been still hosting the Jewish holiday dinners with his family,” she shared.
Even after more than a year apart, Richards noted that they remain “just family” during the holidays. On the latest episode of “RHOBH,” Umansky visited their Beverly Hills home to discuss his new living situation with Richards.
In a confessional, she said, “He seems really happy. He comes over, I show him something, and he says, ‘I love the changes you’re making in the house.’ I’m like, ‘How’s your condo?’ He responds, ‘It’s great! It’s awesome! You would love it!’ Everything’s just like never been better. Mr. Happy-Go-Lucky.”
During their conversation, Richards pointed out that Umansky’s decision to buy furniture instead of renting it made the situation feel more “permanent.” She remarked, “I’m thinking about you in this condo with no dogs, no gates ringing.
You literally have, like, no responsibilities over there. Free as a f–king breeze, aren’t you?” Umansky laughed and invited her to come over and “check it out.”
Since their split in July 2023, the actress from “Halloween” and the founder of the Agency have maintained a cordial relationship, though Richards hinted that it isn’t entirely flawless.
In a previous episode, she confided in her “RHOBH” co-star Sutton Stracke that Umansky had replaced a photo of her in his office with one of his “Dancing With the Stars” partner, Emma Slater. “It feels weird that my picture was taken down, too,” she admitted.
Rumors about a romance between Umansky and Slater, 35, emerged in October 2023 when they were spotted holding hands after dinner. However, they denied any romantic involvement shortly after those photos circulated.
