Confirmation of Sir Robert McAlpine’s Involvement in 2 Finsbury Avenue Development at Broadgate

McAlpine confirmed for new Broadgate towers

The contract for the development of 2 Finsbury Avenue (2FA) at Broadgate has been officially confirmed, with British Land and GIC, the joint venture developers, signing a tenancy agreement with Citadel and Citadel Securities to lease 250,000 sq ft of the new 750,000 sq ft development. This marks the continuation of Sir Robert McAlpine’s partnership with British Land, following their successful collaborations on previous Broadgate projects. The £500 million project is slated for completion by 2027.

Designed by 3XN with structural engineering by Ramboll, 2FA will feature a unique design comprising a 21-storey West office tower and a 36-storey East office tower, reaching a height of 170 meters. The architecture will incorporate triangular patterns in a solid and glazed sawtooth-shaped façade, creating a distinctive aesthetic for the development.

Connecting the two towers will be a 12-storey podium that includes publicly accessible spaces, enhancing the overall accessibility and functionality of the site. Additionally, a single-story Winter Garden at level 13 will provide a communal space for occupants to connect and relax within the bustling urban environment.

2FA is committed to sustainability and innovation, aiming to be an all-electric building targeting prestigious accreditations such as BREEAM Outstanding, WELL Platinum, WIRED Platinum, Nabers 5-star, and EPC ‘A’. With planning permission secured from the City of London Corporation in February 2021, the project aligns with the city’s vision for sustainable urban development.

David Lockyer, British Land’s head of development, expresses confidence in the collaborative relationship with Sir Robert McAlpine, anticipating that 2FA will set a new standard for workspace in London. Grant Findlay, executive managing director of buildings at Sir Robert McAlpine, highlights the project’s significance within the Broadgate framework and the company’s commitment to client satisfaction and technical excellence.

Simon Carter, British Land’s chief executive, emphasizes the transformative impact of 2FA on the London skyline and its ability to meet the demands of a supply-constrained market upon its completion in 2027. The landmark pre-let agreement with Citadel further validates the project’s appeal and underscores the strong demand for premium, sustainable office spaces in well-connected urban locations like Broadgate.
